Our typical project is a commercial or industrial conversion into residential dwellings, within the £2m to £5m GDV range.

How do you fund projects?

We usually use a combination of our own capital plus commercial bank loans, as well as capital from selected private investors we work with. The funding mix depends on the size and complexity of the project, and the likely timescales for completion.

Are you looking for new potential projects?

We are always looking for potential properties that fit into our investment criteria. We're happy to speak to property owners, property agents, deal sourcers or other industry professionals about a building or site that could be interesting for us.

What area do you cover?

We focus primarily on Surrey, and we also operate into the surrounding London boroughs of Kingston, Merton, Sutton and Croydon.

We work with a selected group of private investors to fund our projects. We are happy to have a discussion with anyone interested in property investment opportunities.

Where does the company name come from?

Our Managing Director, Jonny, and his wife took their first ever holiday together to Iceland, and stayed in the Swan House Hotel in Reykjavik. Five years later, they got married in Croatia and held their reception on the island of Koločep at "Villa Ruza", or Villa Rose.
